Pricing factors

What affects the price?

Property size, age & type

A 1930s Berkhamsted semi with lath-and-plaster walls takes longer than a 2010s Bishop's Stortford new-build with plasterboard partitions. Rooms, floors and access all move the number — detached houses with garages usually add a day of cable pulling.

Existing wiring & fuseboard

Rubber cable from the '60s, aluminium from the '70s and rewireable fuses all need proper stripping-out — that's labour, not just materials. If a previous owner already part-rewired sensibly, we can often reuse cable runs and shave a day off.

Listed & conservation-area work

Chilterns cottages, Ware and Hertford conservation streets and listed homes across the county need minimally invasive routing: lifted floorboards, existing chases, skirting-board conduits. It's slower and pricier — but you keep your walls intact.

EV, garden and outbuilding circuits

Herts driveways mean EV chargers are the most-requested add-on we do. Garden offices, hot tubs, outdoor sockets and workshop supplies each need their own dedicated circuit — budget £250–£950 per addition depending on cable run.

Making good after the chases

We refill cable chases flush with bonding and finish sockets and switches level, but a decorator's second-fix (skim, paint, coving) is a separate trade. Some homeowners bundle a rewire with a full redecoration — we can coordinate the timing.

Common questions

Frequently asked questions

What's the average rewire cost for a Herts 3-bed?
A 3-bed terraced across most of Hertfordshire lands between £3,900 and £6,300 all-in; a 3-bed semi typically £4,200–£6,400. West Herts (Watford, Rickmansworth, Berkhamsted) tends to sit at the upper end because of larger interwar stock and longer cable runs.
Do I really need a rewire, or can I get away without?
If your board is a Wylex rewireable, your cabling is 30+ years old, or an EICR came back C1/C2 — rewire. Old wiring voids most household insurance policies, blocks buy-to-let compliance, and sale surveyors flag it every time. If it's newer than 2005 and passes an EICR, you can usually just upgrade the consumer unit.
How long will it take and can we stay in the house?
Most Herts jobs run 5–8 working days: a 1-bed flat is 3–5, a 5-bed detached 7–11. We work floor-by-floor and leave one temporary lighting and socket circuit live overnight so most families stay put — schools, kettle and internet keep working.
Do you notify building control and give me a certificate?
Yes — every rewire is designed and tested to BS 7671 (18th edition), notified to your local authority for Part P, and signed off with an Electrical Installation Certificate (EIC) emailed the same week. Your compliance certificate arrives by post from the scheme within 4–6 weeks.
What exactly is in the fixed price?
All cable, a metal RCBO consumer unit, sockets, switches, back-boxes, LED downlights and pendants, interlinked mains-powered smoke and heat alarms, cooker/shower circuits, testing, EIC, and Part P notification. Excludes decoration and specialist finishes (brass plates, smart hubs) unless you ask.
Any Herts grants or finance options?
Herts County Council and district councils occasionally fund electrical safety works for vulnerable households via the Better Care Fund and disabled facilities grants — worth checking with your borough. For everyone else we offer 0% interest split payments over 6 months on jobs above £3,000; ask on the survey.
